Enter the prices and it works out every fee: broker fees, sales tax, the cost of each order update, and hauling. It tells you whether the trade is worth doing and how many order updates you can make before the profit is gone.
For a player structure, use the broker fee % the sell window shows in game. Owners set their own rate, so it differs between structures.
